Typical Budget Ranges
New Custom Homes
- 1,000–2,000 sq ft: Starting around $360,000*
- 2,000–3,000 sq ft: Starting around $565,000*
- 3,000+ sq ft: Starting around $715,000*
*Pricing varies based on selections, finishes, site conditions, and location.
Land, permits, utilities, and sitework are not included in base estimates.
Step 2: Design & Construction Drawings
This stage transforms your ideas into a complete, buildable plan before any pricing or construction begins.
We develop your project in-house using professional CAD software to produce a coordinated set of construction documents that guide the entire build process from design through construction.
Beyond design, these drawings play a critical role in planning, pricing, and construction preparation. They give everyone involved a clear and consistent reference for the entire project.
These drawings typically include:
- Scaled floor plans with accurate room layouts and dimensions
- Exterior elevations showing style, proportions, and materials
- Site layout and building placement (when applicable)
- Structural coordination for framing, openings, and load requirements
- Interior layout development focused on flow, function, and usability
- Detailed 2D construction drawings used for permitting and building
- 3D models and renderings to help visualize the finished structure

Typically $2,500 – $5,000 depending on project size and complexity.
This covers both design work and the preparation of your construction pricing, including:
- Development of detailed plans and specifications
- Coordination of materials, systems, and build requirements
- Creation of a fully defined project scope
- Time and expertise required to prepare an accurate construction proposal
This ensures your pricing is based on a complete design—not assumptions or early estimates.
Step 3: Pricing & Construction Agreement
Once the design is complete, we move into accurate pricing based on real plans.
We:
- Prepare a detailed and transparent project proposal
- Base all pricing directly on finalized drawings
- Define material and selection allowances
- Review the overall construction timeline
- Finalize and execute the construction agreement
This step ensures everything is clearly defined before construction begins.
Step 4: Permits & Approvals
We handle the entire permitting process so everything stays on track.
This includes:
- Submitting and managing building permits

- Coordinating HOA or covenant approvals if needed
